In 2023, stroke survivor Dmitri Bediner (Hebrew: Chaim Ben Dovid) was drawn into a real estate transaction that now threatens his only asset—a Sullivan County bungalow colony he’s spent 25 years maintaining. What began as a promise of help from members of the Orthodox Jewish community has turned into a legal ambush led by shell companies and alleged religious influencers.
🏘️ A Bungalow Colony, A Legal Trap
The 8-unit property at 446 Whitaker Road in South Fallsburg was co-owned by Bediner and Polina Kruglik until 2023, when a judge ordered its sale. Several bids came in. Ultimately, all parties—including opposing counsel—agreed to accept a $970,000 offer from Rabbi Goldberger.
💸 The Setup
Bediner, still recovering from a stroke and COVID-19, had the legal right of first refusal on the court-approved $970,000 sale. At that vulnerable time, Rabbi Joshua Glassman approached him, offering to help exercise that right and secure financing. Trusting him, Bediner agreed.
Glassman arranged a $560,000 “hard money” mortgage through his company, Preferred Real Estate Management, at 15% interest-only terms. While that rate may not sound extreme for hard money lending, the issue was in the math:
$7,000/month = $84,000 per year in interest payments
On a property that Glassman and all parties knew generated no more than $30,000/year in income.
This arrangement wasn’t just unrealistic — it was structurally designed for default. And it worked: Dacha Luxe LLC, the shell company linked to Glassman and others, is now trying to seize full ownership by leveraging that debt.
Supporters and legal filings allege that the goal was never to assist Bediner but to trap him into financial failure and strip the title from under him during a period of medical crisis.
📉 Questionable Paper Trail
- No evidence of a $275,000 investment by Dacha Luxe exists.
- The mortgage was issued by a different entity (Preferred Real Estate Management).
